Tokenization, which is the process of using blockchain technology to convert an asset or ownership rights of an asset to digital form, is contuining to drawing substantial interest from investors. According to a recent survey conducted by EY-Parthenon, investors indicated they were interested in allocating 7% to 9% of their full portfolio to tokenized assets by 2027. The survey highlights the increasing significance of tokenized assets as a component of investment portfolios. Investing in tokenized alternative assets, particularly real estate and private equity, is an area of interest for institutional and high-net-worth investors. Advantages associated with tokenization include increased liquidity, lower transaction costs, improved performance, and enhanced transparency.
Despite the growing interest and enthusiasm surrounding asset tokenization, there are hurdles to widespread adoption that need to be addressed such as regulatory uncertainty, technical bottlenecks, limitations around current infrastructure and interoperability, and a lack of trusted players in the market. Over the last year, the industry has seen incredible progress towards overcoming these issues. While it’s easy to showcase the projects that didn’t deliver, the true story of tokenization in 2023 is about the groundwork being laid that will enable the next wave of tangible on-chain results, driven by the might of major financial players entering the market.
People intimately acquainted with the tokenization ecosystem see 2024 as full of immense promise. For starters, we see intense interest from private equity funds looking to develop new tokenization vehicles for their investors. The next generation of tokenized assets will include offerings like bonds and equities. In time, real-world assets such as art and automobiles, commodities, and fine wines will be traded on-chain. Tokenized real estate, in particular, could be a significant boon for the market, which has traditionally been complex and slow-moving. Not only will these markets become digitally native, but also they will benefit from things like fractional ownership and near-instant settlement.
As a result, tokenization can make investing more accessible and bring new liquidity into sclerotic markets. Entirely new generations of investors will begin to tap into the possibilities of tokenization and breathe new life into legacy markets.

Michael Flight, Principal of Liberty Fund/Invest On Main

Michael is a real estate entrepreneur and real estate tokenization pioneer who is an expert in retail real estate investment, redevelopment and real estate on the blockchain. He started his commercial real estate career in 1985, and then co-founded Concordia Realty Corporation in 1990, which continues to partner with some of the world’s most well-known banks, insurance companies, hedge funds and institutional investors in many successful investments.
Chris Sorensen, Founder & CEO of Lake Forest Venture Management
